Overview

West-facing, three bedroom, detached house in 'walk-into' condition, in rural situation enjoying stunning panoramic views over Vassa Voe. The house is within walking distance of the local primary school, only 1½ miles from the local shop, and also within easy commuting distance of Lerwick just 14 miles to the south.

The main living accommodation is situated on the ground floor and comprises a living room with solid-fuel stove (in addition to the oil-fired central heating), a bright and spacious kitchen / dining room, master bedroom & en-suite shower room, two further bedrooms and a modern bathroom.

Extensive storage space is provided by built-in wardrobes to all three bedrooms, a partially floored loft, and two large store rooms on the lower ground floor level where there is also a utility area and integral garage.

One of the store rooms could possibly be converted into living accommodation subject to the usual consents required.

General Information

'Vassa Voe' is situated in the South Nesting area of Shetland approximately 14 miles north of Lerwick, an ideal location for access to both Lerwick and also Brae / Sullom Voe to the north. The house faces west and enjoys fine views over Vassa Voe and Cat Firth.

Local amenities in the area include a primary school which is in reasonable walking distance of the house, a village hall, and the local shop & post office just over a mile away which also sells fuel.

Built circa 1990, the property is double glazed and has oil-fired central heating supplied by a boiler in one of the downstairs store rooms.

The property benefits from a huge lower ground floor area comprising a utility area, two large store rooms and an integral garage, this floor being accessed via a full-sized stair from the main hall. It is thought that there may be potential to convert some of the space into additional living accommodation (perhaps a fourth bedroom) although this would be subject to the usual consents required and prospective purchasers should satisfy themselves in this regard by contacting the local Building Standards Department directly for further advice. Alternatively it provides a massive amount of easily accessible storage space or could be used as a gym / hobby area.

The sale will include all carpets and other fixed floor coverings, the curtains & blinds, and light fittings.

Location Desired

Please do not select all locations - different areas in Shetland have quite different characteristics. For example, it would be unlikely that a property in Lerwick will be of interest to someone considering a croft house in Yell or Unst.
