Around 1.5 acres non-croft land (see plan) with outline planning permission already in place for two house sites, set in popular area within easy commuting distance of both Lerwick (approximately 13 miles) and Sumburgh (approximately 13 miles).
The land, which is within walking distance of local amenities including a shop, Junior High School, and also a swimming pool, enjoys lovely elevated views eastwards across the bay of Hos Wick.
There is a right to connect into the mains sewer on the land below the road.
Great opportunity to build in this popular location with lots of space for extra amenity ground.
The land is situated on the west side of the bay of Hos Wick in the picturesque village of Hoswick, part of the popular, wider Sandwick area in the South Mainland of Shetland, approximately mid-way between Lerwick, 13 miles to the north, and the airport at Sumburgh, 13 miles to the south, both of which are within easy commuting distance.
Clustered around the bay, the village has a visitor’s centre with summer cafe selling home bakes, light lunches and crafts, plus exhibits on weaving machinery, the famous Hoswick Whale case, and also a unique wireless collection. The village is also home to a knitwear company and a Shetland knitwear designer featured on the Shetland Arts & Crafts trail.
The wider Sandwick area has a local shop, post office & bakery at Stove about ½ mile from the land, and just beyond that, a Junior High School and the South Mainland swimming pool next to it, all within reasonable walking distance.
Other amenities include a private nursery / after-school club, garage & social club at ‘Central’, and slightly further afield at Leebitton, is Sandsayre pier, the departure point for boat trips to the island of Mousa. A village hall, social club and youth & community centre host a variety of events and activities.
There is a good bus service to Lerwick.
The land which is non-croft (therefore no decrofting issues arise) is estimated to extend to around 1.5 acres in total, stretching from the roadside and westwards up the hill. Note the small area delineated in green is excluded.
Outline planning permission (Ref: 2015/169/PPP) was granted in July 2015 for two house sites in the lower half of the site, the sloping nature of the site allowing for an elevated positioning and therefore fine views over the bay and also to the south.
The title includes a right to lay pipes in the area shown blue on the plan to connect into the public water supply and sewer.
To locate the land, take the southernmost turning from the main Lerwick – Sumburgh road to Sandwick & Hoswick. Continue (do not turn left to Sandwick or right to Rompa) through the houses at Swinister to the junction at Stove, and turn right to Hoswick. Drive into the village past the visitors centre and follow the road to the left. As you start to go up the hill there are two traditional white painted houses on the left hand side of the road. The land is immediate opposite the second house, ‘Cliff Cottage’.
To see the location of the property in an overall Shetland context, adjust the zoom by clicking the + or - buttons. Use the 'Map', 'Satellite' & 'Hybrid' buttons to switch between an ordnance survey style road map, a satellite aerial photograph or a combination (hybrid) of the two. Please note that the date of the satellite image is unknown and may not show new buildings.
(Please be aware the Google Street View was taken on the date shown. The building and surroundings may have changed since then. We always recommend you view the property personally.)
Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.
Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.
