General Information

11 Strand is situated in a small residential development at Tingwall, a rural area just 6 miles from the centre of Lerwick, an ideal location for commuting into the town or for access to the north and Brae / Sullom Voe etc.

Local amenities in the area include the primary school which is next to the development, and a picturesque 9 hole golf course at Asta, additional amenities being available in Scalloway or Lerwick. A regular bus service to Lerwick runs past the house through the day.

The original house was built in 1996 of 'Scandinavian' style timber frame / timber clad construction with a concrete tiled roof. A large extension using the same materials and therefore blending in seamlessly with the original house, was added in 2008 increasing the gross internal floor area to around 174m² and adding an extra reception room and bedroom.

Windows are double glazed and oil-fired under-floor central heating is installed throughout supplied by a boiler in the utility room, each room having an individual thermostat.

The interior is attractively finished with pine finishes to skirtings & door surrounds etc. and the house is being sold with all carpets and other fixed floor coverings, curtains & blinds and light fittings included along with the range cooker and ‘American’ style fridge / freezer in the kitchen. Satellite T.V. points are installed in reception rooms, the kitchen & bedroom 3.
