Substantial former shop premises in fantastic shore side position above the pier at Burravoe with stunning views out to sea.
Forming part of a former booth / herring station, the property, which is Grade ‘C’ listed, is now derelict and in need of complete renovation but could be an interesting project with the possibility of other uses subject to the necessary consents required.
The village of Burravoe lies approximately 4 miles from the ferry terminal at Ulsta allowing for easy access to Toft on mainland Shetland (approximately 27 miles from Lerwick, Shetland’s main town) via a twenty minute ro-ro ferry crossing, although there is a local primary school in Burravoe itself and other amenities at Mid Yell in the centre of the island include a junior high school, leisure centre & swimming pool, and health centre.
A large four / five detached house (Brough House) which is situated just behind the property is for sale separately. Please contact us for further details.
The Brough Stores building is situated in a lovely shore side position in the village of Burravoe in the south-eastern corner of the island of Yell, the largest of Shetland’s North Isles which lies between Mainland Shetland and the neighbouring island of Unst.
Yell measures about 19 miles long by 7.5 miles wide and has a population of around 900. Local amenities in Burravoe itself include a primary school, a marina and pier, and a small museum at the Old Haa close to the House. There are local shops by the ferry terminal at Ulsta, and at Aywick, however the island’s main amenities can be found at Mid Yell to the north, the main population centre, where there is another local shop, a Junior High School providing education from nursery to secondary four, a superb leisure centre with 12.5m heated indoor swimming pool, main hall, squash court, fitness room & football pitch, and a health centre including dental surgery.
A regular, 20 minute, subsidised ro-ro ferry service connects Yell with Mainland Shetland, running from Ulsta just four miles from the house, to Toft, about 10 minutes from Brae & Sullom Voe, and approximately 27 miles from Lerwick. A ferry from Gutcher at the north end of the island provides a similar service to Unst.
Shetland is linked to mainland Scotland by an overnight ferry service from Aberdeen operated by Northlink Ferries. Loganair and Flybe operate direct flights to Shetland from Aberdeen, Edinburgh & Glasgow. Islanders are currently entitled to discounted ferry and air fares.
The property comprises former shop premises which form part of a larger Grade ‘C’ Listed former booth / herring station situated just above the pier.
The building has a power supply, sewerage and water.
The building is however now derelict with a larger part of the roof to the front having collapsed. It is being sold in its current condition and no warranties will be given in respect of any contents or services.
A strip of land immediately in front of the building on the shore side goes with the house along with a further area to the north-east. There is a right of access through this area.
The land beyond the site and the sea, including the pier and slipway, is owned by the local boating club.
The building may suit other uses however as it is listed, listed building consent and possibly planning permission will be required for any change of use or alterations, and prospective purchasers should satisfy themselves in this regard by contacting the local planning department directly for advice.
Further information on the history of the building can be obtained by contacting the sellers direct at:-

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.
Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.
