The property sits in an immediate garden area surrounded by mature shrubbery, with a single garage to the side, although the overall site also includes the further field between the house and the roadside where there is a polytunnel and outbuilding, and which may have some development potential (subject to consents).

General Information

'Groenabrekka' is situated overlooking the voe of Ura Firth in the Hillswick area of Shetland approximately 10 miles north of Brae and 33 miles north of Lerwick. The local primary school for the area which also provides nursery schooling, is just along the road, about a mile further on is the centre of the village of Hillswick where there is a local shop, health centre & hotel.

Further local shopping, a garage and another primary school are available at Ollaberry to the south, whilst Brae, the main population centre for the North Mainland area, has a high school, Co-op mini-supermarket, leisure centre & swimming pool, another health centre and various social and recreational activities.

'Groenabrekka' is double glazed and has central heating provided by a gas-fired boiler in a cupboard off the kitchen. There are two telephone points in the sittingroom (which also has a satellite TV connection) and one in each of the two bedrooms.

The sale will include all carpets and other floor coverings, the window blinds & light fittings.

(Approx. 2.5m x 1.85m) (8'3" x 6') Entry is via a double glazed front door which opens to a wood-lined double glazed porch with a large window area, tiled floor and internal window to the kitchen. A glazed inner door leads through to the conservatory.

(Approx. 4.75m x 1.8m) (15'7" x 6') Again wood-lined, this is an attractive space with a large window area to the west looking out over to the head of the voe, with venetian blinds to all of the windows included in the sale. Wood laminate flooring & radiator. From here glazed double doors lead to the sittingroom, whilst a separate door opens to a hallway leading to two bedrooms and a bathroom.

(Approx. 4.15m x 3.25m) (13'8" x 10'7") Accessible from both the kitchen and the hallway (and the conservatory) with access from both, this room has a window with venetian blind to the rear of the house, wood laminate flooring, a chandelier style light fitting and a fireplace surround with gas-fired living flame fire, although there is also a radiator.

(Approx. 3.7m x 2.4m) (12'1" x 7'X10") Fitted kitchen including an inset 1½ bowl sink and a dual-fuel range cooker set in a recess with concealed cooker hood canopy over. Plumbing for a washing machine (appliance not included), clothes pulley, vinyl flooring, side window with blind, & radiator. A glazed door at the far end leads to a rear porch with coat hooks, built-in cupboard housing the central heating boiler, & back door.

The remaining accommodation comprises:-

With built-in shelved cupboard and hatch with pull-down ladder to extensive, partially floored, storage space in the loft which has a Velux window and also houses the hot water tank.

(Approx. 2.4m x 1.6m) (8' x 5'3") Part wet-wall lined, part wood-lined bathroom with white three piece suite including a wash hand basin set on a fitted cupboard unit. Window blind, vinyl flooring & radiator.

Bedroom 1

(Generally approx. 3.6m x 3m) (11'9" x 9'10") Carpeted master bedroom with window & blind to the rear of the house, built-in wardrobes to either side of the bed & radiator. Door to:-

En-suite Shower Room

(Approx. 1.9m x 1.1m) (6'3" x 4') With white WC & wash hand basin with mirror over, plus wet-wall lined shower enclosure with 'Triton' electric shower & glazed screen / door. Radiator.

Bedroom 2

(Generally approx. 3.4m x 2.95m) (11'2" x 9'8") Second double bedroom, this time with window with venetian blind to the front of the house. Built-in wardrobe & radiator.

Access to the house itself is over a track which leads up to a block-built single garage (approx. 4.85m x 2.5m) (16' x 8') with 'up & over' garage door.

There is a cold water tap outside the door to the house, and garden areas to the front and rear, the immediate front garden area comprising a south-facing paved seating area and a small lawn all bordered by established planting which provides shelter & privacy.

The site also includes the larger area of land beyond the immediate garden area where there is a polytunnel and a large outbuilding by the roadside although this requires some attention.

It is thought that this extra area could possibly provide a house site although prospective purchasers should satisfy themselves in this regard as no planning permission has been sought and no guarantees as to its suitability for development will be given.

Important Information for Prospective Purchasers

This schedule is intended only to help you decide whether to view the property. We always recommend you view the property personally.

The information is believed to be correct, but it is not warranted and is not to form part of any contract of sale. All dates, distances, areas and room sizes noted are approximate and for use as a general guide only. Prospective purchasers should satisfy themselves as to the working condition or otherwise of any equipment such as central heating or kitchen appliances.

This schedule should not be taken as a comment on the condition of the property. This is a matter for your surveyor and we recommend that once you have found a property you are interested in, you obtain a survey report. We can provide details of surveyors if required.

Interested parties are advised to note their interest through their solicitor as soon as possible so that they can be informed if a closing date is fixed. Noting interest does not place any obligation on the seller to set a closing date or to give any noted interests the opportunity to offer. Whilst every effort will be made to advise noted interests of any closing date set, this cannot be guaranteed.

No responsibility will be accepted for expenses incurred by parties who have noted interest but do not get an opportunity to offer, or for any expenses incurred traveling to properties which have been sold or withdrawn.

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.

Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.

Location Desired

Please do not select all locations - different areas in Shetland have quite different characteristics. For example, it would be unlikely that a property in Lerwick will be of interest to someone considering a croft house in Yell or Unst.

Please note any additional requirements, queries or comments in the box provided.

Thank you for taking the time to complete this form.
