'South Brough' is situated in the north-east corner of the island of Yell, the largest of Shetland's North Isles which measures about 19 miles long by 7.5 miles wide and has a population of around 900. Although remote, the island is connected to Mainland Shetland by a regular 20 minute ro-ro ferry service which runs throughout the day from the ferry terminal at Ulsta at the south end of the island, to Toft about 10 minutes from Brae & Sullom Voe, and approximately 27 miles from Lerwick, Shetland's capital. A ferry from Gutcher at the north end of Yell runs to the neighbouring island of Unst.
The Shetland Islands lie in the middle of the North Sea about 100 miles north of Mainland Scotland, and are in fact closer to Bergen in Norway than to Edinburgh. A daily overnight ferry service links Shetland with Aberdeen & Orkney (www.northlink.co.uk), and there are regular flights by Loganair (www.loganair.co.uk) from Sumburgh Airport at the very southern tip of Shetland, to Aberdeen, Glasgow & Edinburgh, islanders currently enjoying discounted airfares.
Yell has a good range of local amenities, far beyond what might usually be expected for such a location. In the immediate Cullivoe area there is a shop & post office, primary school, fuel pumps & public hall, with further amenities at Mid Yell, the main population centre on the island, about 12 miles south of the house, where there is a Junior High school, superb leisure centre & swimming pool, and a medical centre including dental surgery.
Yell is a very unspoilt, lightly populated island with great scenery and wildlife. One of Shetland's finest award winning beaches, the Sands of Breckon, is within walking distance of the house, and there are RSPB reserves at Lumbister, Hascosay and on islands in Yell Sound. There is a huge variety of wildlife, in particular Yell is said to be one of the best places in Europe to spot otters, and there is lots to interest birdwatchers.
The house comprises the original croft house and a later rear extension. Please note the rear extension is of non-standard construction which may limit mortgageability.
Windows in the property are mainly uPVC double glazed. Heating to the original house is provided by a solid-fuel 'Rayburn' stove in the living room which also supplies radiators in the two attic bedrooms and hot water.

As noted the owner-occupied croft is estimated to extend to around 28 acres (11.3 hectares) comprising the seven areas of mainly rough grazing land as shown on the sketch plan. Note some of the areas can be accessed directly from the public road, others over adjoining land.
Area 1 (approximately 1.18 acres) includes the site of the dwelling house which has not been decrofted and therefore remains part of the registered croft however the sellers may consider decrofting the house site prior to sale if required.
Attached to the side of the house is a stable / byre measuring overall approximately 9.4m x 4.5m (31' x 15'). This is sub-divided into two spaces linked by an internal door, each with its own external access. The building has power & water and wooden steps from one side provides access to the large split-level loft.

To reach the property drive to the north end of Yell and turn left to Cullivoe just before the ferry at terminal at Gutcher. Follow the road past the pier and the small voe of Culli Voe on the right, the local hall and Henderson's shop, the Galley Shed and a row of semi-detached houses. Continue past the road to the school and around to the left and the turning to 'Mursetter', and turn next right to North Brough. 'South Brough' is the second house in on the left just before the end of the side road.
