‘Stourl’ is attractively situated in the middle of open countryside on the east coast of the North Mainland of Shetland, approximately mid-way between the villages of North Roe to the north and Ollaberry to the south.

Local amenities in the area include a primary school at North Roe, another school and a local shop (with fuel pumps) at Ollaberry, about 7 miles to the south, whilst Brae, about 11 miles, the main population centre in the North Mainland area, has a high school, swimming pool / leisure centre, several shops including a Co-op mini-supermarket, health centre, plus other social and recreational facilities.

The property is situated close to the shore and enjoys stunning views across the sound to Yell. There is a lovely beach at Long Taing just to the north of the house.

The property is in very poor condition and in need of complete renovation. It may only have site value. The property is not currently habitable although there are connections for electricity (supply currently sealed off) and water. Drainage is understood to be direct to the sea. The prospective purchaser is likely to be required to upgrade the drainage system. No warranties will be given in respect of any services or contents. The property is being sold in its current condition. Entry is entirely at the viewer's own risk. Clearance of the contents will be the responsibility of the purchaser.

Access to the property is on foot only. There are no vehicular access rights and the property is being sold on that basis. Even if vehicular rights were available the cost of creating such an access is likely to be prohibitive.

Accommodation

The property comprises a porch and bathroom, a large main space (approx. 8.5m x 2.75m) with living and kitchen areas to either side separated by a steep stair to two attic rooms although these have combe ceilings and restricted headroom.

External

Grassed areas to the front and rear as shown on the plan, including several sheds, a small garden type shed by the door, plus two larger sheds to the side and rear, although all the sheds are all in poor condition. Note the byre attached to the south side of the house does not form part of the property.

Property Location

To reach the property drive north towards North Roe. Pass both Ollaberry junctions and the pier at the head of Colla Firth, and turn right to Lochend & Skea. Follow the road straight on along the shore of the Loch of Housetter (do not turn right to Housetter), and veer left to Skea. Continue towards the shore, following the road around to the right (do not take the turning left to a modern house with a terracotta coloured roof) until you reach the end of the road. From here the property is accessed on foot being situated along the coast to the south (your right). Please ensure that you leave any closed gates as you find them as livestock may be about.
