Spacious four bedroom / two bathroom single storey detached house on the edge of a small hamlet on the east side of the island of Whalsay, enjoying fine views over the Loch of Isbister and beyond to the sea in the distance.
In addition to four good-sized double bedrooms, a bathroom and separate shower room, the accommodation also includes an 18' x 16' sittingroom, separate dining room, kitchen & utility room.

The house is in very poor condition and requires complete refurbishment which is reflected in the price, nonetheless it has the potential to provide an attractive family home in this nice location.
Although providing a 'get-away-from-it-all' rural location, the island of Whalsay benefits from an excellent subsidised ferry link with Mainland Shetland plus a good range of amenities including a modern well-equipped leisure centre with a heated swimming pool, a Junior High school, several local shops and even a golf course.
'Woodstock' is situated on the edge of the small hamlet of Isbister, overlooking the Loch of Isbister on the east coast of the island of Whalsay, approximately three miles from Symbister and the ferry terminal.
Situated off the east coast of Mainland Shetland, Whalsay, one of Shetland's larger outer isles which is often referred to as the 'Bonnie Isle', measures approximately five miles long by two miles wide, and is home to a population of around 1,000.
Although somewhat remote with a relatively small population, the island boasts an excellent range of amenities way beyond the level you would normally expect to find in a similar location. These are centred around Symbister the main settlement, and include a Junior High School, a couple of general stores including a post office, and a doctor's surgery. There are also excellent sporting facilities including a superb leisure centre with heated swimming pool, games hall, fitness suite, squash court & all weather sports field, plus Britain's most northerly 18 hole golf course is situated at Skaw at the north end of the island. There is a marina and boating club in the harbour at Symbister.
The Ward of Clett, the highest point, provides superb views of the east coast of Mainland Shetland.
The island has a regular subsidised ro-ro ferry service to Mainland Shetland which runs throughout the day from the terminal at Symbister to Laxo / Vidlin about 24 miles from Lerwick. Crossing time approximately 30 minutes.
The house was built circa 1990 of 'Scandinavian' style timber frame / timber clad construction. Heating is provided by electric storage / panel heaters.
The property is in poor condition and is being sold as seen. No warranties will be given in respect of any services or contents.

The owned site is estimated to extend to around [?] acres or thereby although the existing fences have been erected in the wrong place. The property is being sold on the basis of the boundaries as shown on the plan. This includes the currently unoccupied area of ground outwith the fences to the east and south. There is an area of ground to the north-west side which is enclosed but does not form part of the property.

To reach the house drive from the ferry terminal through Symbister following signs for Isbister. Pass the school & leisure centre and continue to Isbister. Drive into the hamlet and follow the road right around to the left (do not turn right to Nisthouse) past the loch on the right and over a cattle grid and onwards towards the brow of the hill; 'Woodstock' is the last house on the right before the open croftland

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.
Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.
