Shoreside owner occupied registered croft estimated to extend to around 3.27

Accommodation
The croft has open views across Basta Voe and the land goes down to the
shoreline itself. There is a large sandy peninsula by the croft which could be
used as a boat mooring. Fetlar can be seen from the croft as well as other small
islets. There is an established right of access..
As noted it is understood that the croft lies within Zone 2 for planning
purposes where applications for individual houses will be favourably considered
subject to satisfying the general requirements. Any development would however be
subject to the usual planning and building control consents being granted.
Prospective purchasers should satisfy themselves in this regard by contacting
the local planning and / or building standards departments of the council for
further advice and information. Electricity and water connections are understood
to be easily accessible being only about 50 yards away (as shown on attached
plan) although a
purchaser would be responsible for obtaining any necessary servitude rights. No
warranty will be give as to the suitability of the land for development.
