General Information

General Information

‘Glenvoe House’ is situated at Scatness at the southern tip of Shetland, approximately 24 miles from Lerwick. The house is about one mile from the village of Toab where there is a local shop & post office, whilst about three miles to the north is Dunrossness where Mainland’s mini supermarket and another post office, fuel & off-licence are situated.

Dunrossness is also the location for the area’s primary school; older pupils go to Sandwick or Lerwick. There is also a hotel at Sumburgh and a boating club at the Pool of Virkie and the airport which provides links to mainland Scotland, is within easy reach. Buses to Lerwick run throughout the day from the end of the road.

Nearly places of interest in the South Mainland area include Sumburgh Head where a huge variety of bird life can be seen, Jarlshof, Quendale Mill, Loch of Spiggie, RSPB Reserve and slightly further afield, St. Ninian’s Isle.

The house which was originally built in the early 1970’s, is of block cavity wall construction with a ‘Decra’ tiled roof. Windows are double glazed and heating is provided by the latest energy efficient ‘Dimplex Duoheat’ electric storage heaters which have in-built radiant elements.

The house has been substantially upgraded by the current owners since their purchase about four years ago, including a new kitchen, bathroom & shower room, and elegant re-decoration throughout.

The views from the property are simply superb with only a field between the back of the house and the sea.

Like the rest of the house there are half-glazed wood panelled internal doors with frosted glass panels, and a ceiling cornice (ground floor rooms only). On the left is a shower room, to the right is the stair to the first floor, whilst a passage at the end leads either side to the remaining ground floor accommodation.

KITCHEN

(Approx. 4.4m x 3.05m) (14’6” x 10’) Good-sized kitchen which has been attractively re-fitted by the current owners since their purchase in 2007. The room faces east, the window looking out over the front garden with views to Compass Point & Sumburgh Head. A separate built-in cupboard houses the hot water tank with further storage space above. Ceiling cornice, window blind, slate tile effect vinyl flooring & storage heater. Matching half-glazed double doors lead to the sittingroom.

SITTINGROOM / DINING ROOM

(Approx. 8.3m x 4.35m) (27’2” x 14’3”) Generously proportioned room with plenty of space for both sitting and dining areas, and three windows, two enjoying the spectacular views to the sea to the west, plus a third facing south. A wooden mantelpiece surround at one end creates an attractive focal point although heating is provided by two storage heaters (N.B. the overmantle mirror is not included in the sale). Further ‘period’ features include a cornice & two ceiling roses which house two centre light fittings both controlled by dimmer switches. T.V. aerial connection & telephone point.

STUDY / BEDROOM 4

(Approx. 3.9m x 3.75m) (12’10” x 12’4”) West-facing room currently used as a study, which could alternatively used as a ground floor double bedroom. Again the room enjoys the fine view west to Fitful Head. Cornice, centre light fitting & storage heater.

Storage heater. A door from the bedroom leads to the adjoining walk-in DRESSING ROOM (approx. 2.8m x 2.45m (floor area) (9’2” x 8’)) which has power points and lighting. It is thought this room could perhaps be converted to an additional bedroom or even an en-suite although this would be subject to the usual consents being obtained and prospective purchasers should satisfy themselves in this regard.

Clever use has been made of a matching glazed door which creates a screen between the toilet and w.h.b. Velux window, black & white checker board vinyl flooring, & electric towel rail / radiator.

External

The large well-established site which is estimated to extend to around 0.3 acres or thereby, is enclosed throughout by fencing or a stone dyke. A gate from the roadside opens to a long gravel drive which leads up to a large parking area by the house.

To the left of the drive is a substantial mature lawn which has a number of features including a rockery, seating area & pergola. To the right is a well-stocked flower bed. There is a further fenced area to the south side of the house with a chicken shed and productive vegetable plots, the garden to the west side of the house has been laid with chips and provides a great place to sit and enjoy the fine views. Finally on the north side of the house there is a wooden GARDEN SHED (approx. 8’ x 6’) and a concreted hard standing area.
