Non-croft land estimated to extend to around 4.8 acres or thereby as shown on the attached plan, at Dunrossness in the south mainland of Shetland approximately 22 miles from Lerwick, with easy access to the airport at Sumburgh.
The land enjoys a southerly aspect with fine open views over the voe and out to sea.
The generally level area of ground already has Outline Planning Permission in place for three large house sites although it is thought there may be potential for more, subject to the usual consents.
The three sites range in size from around 0.27 acres up to 0.45 acres, as shown on the attached plan. Sites 1 & 4 in particular should allow for plenty of space for a large detached house plus a garage and a good-sized garden.
Local amenities in the area include the primary school and Mainland’s mini supermarket which are just over a mile away.
| Price: | OFFERS INVITED for the three sites individually or as a whole, or alternatively a sale of the whole area would be considered. |
|---|---|
| Entry: | By arrangement. |
| Viewing: | By simply visiting the site. |
The land is predominately level with access directly off the side road between Clumlie & Boddam.
Rights for connection into an existing septic tank which serves the houses at Dalsetter Wynd will be included. There are understood to electricity and water services in the vicinity but prospective purchasers should satisfy themselves in this regard.
As note the sites could be sold individual or as a whole, or consideration will be given to the sale of the whole 4.8 acres. This latter option would provide a great opportunity for a single site set in a large paddock.
There are a range of local amenities just over a mile from the land which includes Dunrossness Primary School (older pupils go to Sandwick Junior High or Lerwick), and Mainland’s mini-supermarket / post office & filing station.
Outline planning permission Ref: PL2009/7 for the first plot (marked plot 1) was granted on 16th March 2007. A copy of the permission can be found on the Shetland Islands Council website
Outline planning permission Ref: PL2008/352 for the second plot (marked plot 3) was granted on 8th January 2009. A copy of the permission can be found on the Shetland Islands Council website
Outline planning permission Ref: PL2008/242 for the third plot (marked plot 4) was granted on 7th October 2008. A copy of the permission can be found on the Shetland Islands Council website
The purchaser will be responsible for ensuring compliance with the planning permissions.
Although it is thought there could be potential for additional house sites, indeed permission had previously been granted for 25 sites on the land in the late 1970’s (Ref: S/2278) although this has since lapsed, prospective purchasers should satisfy themselves in this regard by contacting the local planning department directly.
