The croft is situated on the east coast of Yell, the largest of the North Isles, about 7 miles north of Mid Yell, the main population centre.
The island has a population of around 900 and is connected to mainland Shetland by an excellent subsidised ro-ro ferry service from runs from Ulsta at the south end of Yell (approximately 17 miles from the croft) to Toft on the mainland. The ferry runs throughout the day, 7 days a week, and takes approximately 20 minutes. Brae and Sullom Voe are both a short drive from Toft. Lerwick (Shetland’s capital) is about 40 minutes away. Ferries to the neighbouring island of Unst leave from Gutcher a short distance to the north of the croft.
A range of amenities can be found at Mid Yell including a shop & post office at the pier, school, superb leisure centre & swimming pool, health centre including dental surgery, care centre, pub & boating club.
As noted the croft is estimated to extend to around 17 acres or thereby, comprising two large parks which are generally fenced and extend down to the shore line. There are several portacabins on the croft which could be used for general storage.
No planning permission has been sought for any development on the land, but it is understood to be in Housing Zone 2, the second most favourable zone for planning purposes, and should therefore have development potential, subject to the usual consents, although prospective purchasers should satisfy themselves in this regard by contacting the local planning department directly. Prospective purchasers should also satisfy themselves regarding services.
The croft is registered and therefore subject to regulation by the Crofters Commission. Heath Cottage is situated towards the south end of the croft, facing south-west and looking out over the croft land towards Basta Voe. It measures approximately 30’ x 20’ overall plus the remains of a former byre to one side. It is in very poor condition and not habitable, although is understood to have connections for electricity & water and a septic tank although this will require remedial work / replacement.
Should it not be possible to renovate the existing cottage it could be demolished to make way for a new build with plenty of space to site a large detached property, again subject to the usual consents.

Approaching from the ferry, the croft is situated on the right hand side of the road shortly after the head of Basta Voe, just after the turning left to Sellafirth and the church, and before a white painted house with a multi-pitch roof on the right. A gate leads to an access path leading to Heath Cottage.
