Three ¼ acre plus house sites (the largest site is around ⅓ acre), being sold with the benefit of outline planning permission already in place, in very convenient location in the village of Mid Yell on the island of Yell, within walking distance of the health centre, school, leisure centre & swimming pool, and the shop & post office at the pier. There are fine views eastwards over Mid Yell Voe and the island of Hascosay to Fetlar, particularly from site 3.

The three sites which are situated off a side road, are estimated to extend to between 0.3 & 0.35 acres (0.12 – 0.14 ha) as shown on the attached plan, allowing for decent sized gardens.

Outline Planning Permission was granted in June 2010 and the sites have already been de-crofted. Electricity, water & mains sewer services run close by the sites.

General Situation

The village of Mid Yell is situated in the middle of the island of Yell, the larger of the North Isles, which sits between mainland Shetland and the neighbouring island of Unst. The island measures about 19 miles long by 7½ miles wide, and has a population of around 950. Mid Yell is situated on the east side of the island, on the south side of Mid Yell Voe which the sites overlook.

Yell is connected to mainland Shetland by a regular subsidised ro-ro ferry service (crossing time approximately 20 minutes) which runs throughout the day from the terminal at Ulsta about 10 miles from the sites, to Toft about 10 minutes from Brae & Sullom Voe and about 27 miles from Lerwick, Shetland’s capital.

Being the main population centre, Mid Yell is the location of the main amenities on the island, all of which are within walking distance. These include a local shop & post office, new Junior High School, leisure centre & swimming pool, medical centre which includes a dental surgery, care centre, pier & boating club.

To find the sites, drive to Mid Yell. Drive past the first group of buildings at the top of the hill and follow road down the hill. Turn left by the public hall, and left again following signs for Gardiestaing. Carry on past the health centre on the left to the houses at Burrapark. The access to the sites is on the right hand side of the road immediately after a house on the right hand side of the road opposite Burrapark.

Planning Permission

Outline Planning Permission Ref: PL 2010/107 was granted on granted on 30th June 2010 for three house sites. Details of the permission can be viewed on Shetland Island Council's website

Purchasers will be responsible for complying with the terms of the planning permission.

Services & Access

The sites are situated off a side road. Access will be by means of a shared access track from the road.

The sites are unserviced however electricity, water & mains sewer services are understood to run near by however prospective purchasers should satisfy themselves in this regard by contacting the relevant utility providers directly.

The cost of servicing the sites will be the responsibility of the purchasers, as will the cost of providing the shared access track. Maintenance of the access road would thereafter be on a shared user basis. A Deed of Conditions confirming the shared responsibilities will apply to the three sites.
