General Information

Scalloway, originally the ancient capital of Shetland, is located on the west coast of Shetland approximately 6 miles from Lerwick, the village being clustered around its harbour which is used by fishing boats and some oil related shipping.

'Norsecroft' is situated in an elevated, leafy position at the back of the village yet is still within easy walking distance of a range of local amenities including several local shops, a post office, hairdresser & café on Main Street, plus a primary school, public swimming pool, doctor's surgery, garage, hotel, and pub.

Further information on the local area can be found at:

Heating is provided by a mix of electric oil-fired radiators and panel heaters. All carpets and other fixed floor coverings, curtains and blinds are included.

Accommodation

Entry is to the side of the house the double glazed door opening to a vestibule with carpet matting and electric meter, plus an inner door to the hall with doors to all rooms plus a handy walk-in cupboard with fitted light which provides storage space and houses the hot water tank. A hatch with pull-down ladder provides easy access to plenty of storage space in the loft which is floored down the centre.

At the far end of the hall is the carpeted living / dining room, a bright, generously proportioned room with living and dining areas, the room benefitting from a large window area to the south and west, the south-facing window enjoying a view past the trees opposite over towards the harbour approach and the island of Trondra. A glazed door provides access to the garden.

A sliding door from the dining area opens to the kitchen which is attractively fitted with modern units in a cream finish, the units including an integral oven and hob with a concealed cooker hood over, plus a sink below the rear window which enjoys an open aspect onto the hill behind the house. The freestanding fridge freezer and washing machine will be included in the sale and the flooring is wood effect vinyl. Again, an external door provides further access to the garden, another door leads back to the hall.

Next to the kitchen is the modern family bathroom comprising a white three piece suite, the bath having an electric shower over. Heating is provided by heated towel rail / radiator, and again the flooring is wood effect vinyl.

The remaining accommodation comprises the three bedrooms all of which are carpeted. Two of the bedrooms are situated to the front of the house, again with views including a distant view of Scalloway Castle. One of these rooms is the main double, the other is a single. The third bedroom is another single room to the rear of the house again enjoying an unobstructed view to the hill behind.

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.

Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.
